Many people in today's busy real estate market are "first-timers" who are not familiar with how the market works with respect to Realtors. This can be frustrating for buyers, sellers and Realtors alike. Here are a few tips.
a) Realtors are NOT salaried employees. They work strictly on commission. This commission is typically paid by the Seller or Lessor of a property. Therefore, as a Buyer it is really to your benefit to be represented by a Realtor. It doesn't cost you anything and in the long run could save you a lot. Your Realtor will advise you through the entire process.
b) Let your Realtor work for you. Don't schedule your own appointments and tell your Realtor AFTER you have seen a property. Your Realtor WANTS to view everything with you. That is how we know what your tastes are. We cannot advise you properly on a house we have not seen. This also puts us in a sticky situation with the listing agent. They have taken their time to show you the property - basically done the work -and the "new" agent steps in when it is time to write a contract. This is not fair to either agent.
c) There is a lot more to buying a house than just finding it. Your Realtor can help you find a lender who will be a good match for you. There are so many different programs tailored to different professions and walks of life that finding a lender who can match you to the right program for you.
You should also do inspections on the home. Your Realtor works with professionals who handle general inspections, termite inspections, video pipe inspections, a/c and heating inspections, roof inspections, pool inspections, etc. every day. Let us set up your inspections so that all inspectors can be there at the same time. This will make things easier for both you and the Seller as well as enable the inspectors to consult with one another if necessary.
Finding insurance for your home is another item on our checklist. One of the most important things is to co-ordinate the lender and the title company. We can help you choose a title company who will keep you informed as to the progress of the paperwork. A good title company can make the difference in having a smooth, hassle-free sale and a nightmare. Please rely on us to help you make this choice.
